2-1 Buydown Mortgage Explained
Lower Your Monthly Payments During The First 2 Years Of Homeownership!
What Is a 2-1 Buydown?
A 2-1 buydown is a temporary interest rate reduction designed to make homeownership significantly more affordable during the first two years of the loan.
Rate reduced by 2.00% below full note rate
Rate reduced by 1.00% below full note rate
Loan returns to full locked note rate for remainder of term
The reduced payments in years one and two are funded by a temporary buydown escrow fund deposited at closing, typically paid for by seller concessions, builder credits, or closing cost strategies.

How a 2-1 Buydown Works
Instead of permanently lowering your interest rate with expensive discount points, a 2-1 buydown provides short-term payment relief at the beginning of your loan—when budgets are often tight due to moving costs, furnishing a home, or adjusting to a new mortgage payment.
The funds used for the buydown are placed into a dedicated escrow account at closing and applied automatically each month to supplement your mortgage payment during the first two years.
Important: This is NOT an adjustable-rate mortgage (ARM). The underlying loan is a fixed-rate loan—only your out-of-pocket payment is temporarily reduced.
Why Buyers Use a 2-1 Buydown
- Expect income growth over the next 1–2 years.
- Want lower initial payments while adjusting to homeownership.
- Are buying in a market where seller concessions are available.
- Plan to refinance if interest rates drop in the future.
Key Details to Know
- Available on many Conventional, FHA, and VA loans.
- Requires seller, builder, or buyer-paid escrow funds at closing.
- Payments adjust automatically—no manual action required.
- If you refinance early, unused escrow funds reduce your principal balance payoff.
Pros of a 2-1 Buydown
- ✔ Significantly lower payments during years 1 and 2
- ✔ Helps buyers qualify comfortably on fixed budgets
- ✔ Leverages seller concessions to lower monthly costs
- ✔ Unused escrow funds apply to principal if you refinance early
Cons of a 2-1 Buydown
- ✖ Payments increase at year 3 to the full note rate
- ✖ Not ideal if household income is expected to decline
- ✖ Requires upfront funds (typically via seller credit)
- ✖ Does not lower interest rate over the full 30-year term
